Pre-heat griddle or skillet to medium/medium high heat.

Combine all liquid ingredients in small/medium mixing bowl, stir well. Add liquid ingredients to dry ingredients in large mixing bowl and stir well with wire wisk or electric mixer.

Spray pre-heated cooking surface with canola or olive oil cooking spray.

Add batter to heated cooking surface, 2 Tbs per pancake. Allow to cook until bubbles form in the center of the batter, then flip pancake. Continue cooking to desired taste/texture.
